Belinda Smith
Belinda Smith is an expert and highly sought after property renovation legend of the real estate space and creator of RARE, a strategic education platform focusing on Renovation and Real Estate.

Jef: “What are your golden rules of property investing / renovating?”
Belinda: “I think we can, or I have broken it down to the BIG 5, inside each one are all the intricacies. One is to buy well [in the current market at market value], in different markets it’s easier to buy under market value. The second is to buy in a good location, an emphasis on the good rather than perfect location. The third is to renovate, to do a great renovation that is appropriate to that property in that location, the forth is to style "like a champion”, which is easy to learn but if you can’t be bothered hire someone to do it. Finally the last one is to sell really well, making sure you’re smart around dealing with real estate agents and knowing what your property is worth and presenting it for sale well, making it easy for them”

Brent Colbert
With many years of experience in Property Investing, creating his own “slice and dice” sub-division projects as well as helping others, Brent has been able to amass a sizeable property portfolio.
He focuses on adding value through sub-divisions in the West of Melbourne, having a laser focus on an area he knows like the back of his hand and deals that not only make dollars but also make sense.
Joe: “Do you use major banks or second / third tier lenders [for your developing]?”
Brent: “We’ve found recently that the big banks are a bit anti-development and we’ve been looking at ones such as Macquarie, St George as the banks that have had a bit of [lending] appetite. It’s a hard one to answer as the space is always changing and it’s where a great broker comes in handy. With our developments recently the second tier lenders have been the ones we’ve been using”.

Salena Kulkarni
Salena Kulkarni has been a chartered accountant for 25 years, a certified property investment adviser and a wealth strategist.
She has helped 100’s of investors build wealth and shave decades off their timeline to hit their financial freedom and runs Inkosi Wealth.
Her focus over the last 12 years has been on building an expansive network of exclusive off-market opportunities and sharing them with discerning investors who want investments that outperform the market and offer measurable return on investment.
Joe: “What are some of your core investment rules to help you achieve what you have? What’s a good foundational base for people to be setting themselves up with?”
Salena “I think the crux of people’s investment decision making could be quite similar but I have a “5 Star” system that I call and it is everything from a “dealmaker”, where you’re trying to find people to partner with and leverage their expertise. There’s character and ethics, then there’s all the stuff about the macro environment, which is economically what’s going on. Then there’s other things like the financials, do the metrics make sense and aspects such as exit strategies, cash-flow.”

Chris Bates
Chris Bates started as a Financial Adviser back in 2007 just before the GFC in the UK. In 2014, he started his current company Wealthful with a plan to change the way young Australians take action with Financial Advice that incorporates Property and Mortgage Broking.
Chris is one of half of the well known Property Podcast [The Elephant in the Room] where he shares his strong views on what advice young Australians need to hear, and in particular on sound property investing. He believes the role of a sound financial advice is to help clients maximise true wealth, not financial wealth.
Jef: “What are your thoughts on borrowing through a trust and it being the “holy grail” of potentially being able to borrow a bit easier if you have the deposits?”
Chris: “If you’ve got big deposits, absolutely because you can get the properties to service themselves but if you haven’t got big deposits, then the cashflow of the properties won’t service. The bank won’t be able to minus it off your income and it’s a bit of a myth. The trust isn’t this magical thing that allows you to borrow more money, the bank still has to put that into the calculator but yeah absolutely if you’ve got big deposits you can create separate trusts".”
Everyone tends to struggle with serviceability [eventually] and Chris dropped heaps of knowledge about this along with his investing insights!!
Steve Palise
Steve Palise is a commercial property expert! Being an experienced buyer's agent, he has helped thousands of clients successfully source and purchase quality commercial and residential property investments across the country in metropolitan and regional areas.
Steve is passionate about helping others to achieve their goals and financial freedom through property investment.
He has written the highly regarded and comprehensive commercial property investing book for you “Commercial Property Investing - Explained Simply”. He has the most “impressive” beard in property and a wicked sense of humour, running Palise Property.
This session we had with Steve was a commercial property due diligence [DD] Masterclass where we went through some of the key aspects of his 100 point DD checklist along with a recent client purchase. It was a huge one & we even had a sneaky special guest!!
Jef: “What are some of the areas or reasons why someone should consider focusing a lot of their effort on due diligence [why is it so important]?”
“The Steve Palise”: “The main thing is you can get caught out much easier [buying commercial] than residential. Residential as long as you buy in an okay suburb and your property is not riddled with termites, has settlement issues, in a flood zone etc longer term you’ll likely be okay. Commercial because you have the added part of buying into a certain industry, people need to understand that you can be talking retail, industrial or office, what are they [the industry] going to look like in 30 years and in that particular area, what are they going to look like?”
“A big part of due diligence in commercial property is checking out the numbers, for instance, they [the tenant] might be paying a higher rent than the market rate and because the value of commercial is based on the rent received, you might overpay by 10%, because you have the rent 10% higher than the average for that asset.”
